Board Meeting Highlights

The Annual Board Meeting took place on April 28, 2005 at 6:00 p.m. at the Fountains. During this time new Board Members were elected to fill any vacancies on the Board. Tom Licht, will continue to serve as President, along with Cliff Dubois as Vice President, Brent Hayworth is now Treasurer and Darlene Brackett is now Secretary and Sharon Drain was elected as a Member at Large. Additionally, the Board voted to require only five members on the Board to make it easier to have a quorum.

The next Regular Board Meeting is scheduled on May 26, 2005 at 6:30 p.m. at the Fountains. If you plan to come and have a specific concern please contact VPM prior to attending the meeting. Homeowners are encouraged to attend and get involved in their community!


Architectural Review Committee
Homeowners making any landscape or structural changes to the exterior of their home should fill out an Architectural Improvement Application and Review Form and submit it to VPM prior to beginning any project. Please make sure to include sketches or plans and as much detail as possible.

Violations
Since the last inspection
181

violation letters were sent out.
Please keep in mind that if a violation is not corrected in the given amount of time, it will be turned over to an attorney for further action with a minimum cost of $76.00 billed to the homeowner.


Crime Report

During the past month, a resident who lives on Firebrook reported two crimes. The first crime involved the theft of a custom made bike off the bike rack on the back of a car parked in the street on April 21st. The same resident also reported that a magnetic ribbon was stolen from her car parked in the driveway. Another resident reported eggs being thrown at her garage door.


Remember if you see a crime in progress call 911 immediately. To report a non-emergency crime, please contact the Sheriff's office at 741-4810. Following your report, please contact Patty at 293-5467 to include the crime in the next issue of the Meadowbrook News. If you have an Animal control issue contact Animal Control at 743-7550.

Please remember to keep all valuables and vehicles secure and out of sight!! We don't want to tempt anyone.


Lost and Found

The end of April a Meadowbrook resident lost her sunglasses at the pool. They're grey with pink lenses. If you have seen them please contact Heather @ 292-0474. Thank you!

Recipe Corner

Family-Friendly Chili Recipe

What sets the following chili recipe apart from the others is that it's loaded with flavor (so the adults will like it) without all the "heat"(so the kids can eat it.)



Ingredients:

5 lbs ground beef

2 large onions, chopped

3 14.5 oz cans pinto beans, drained

2 14.5 oz cans kidney beans, drained

5 14.5 oz cans diced tomatoes

3 Tbsp cumin

3 Tbsp chili powder

1 Tbsp oregano

2 tsp garlic powder

1 tsp salt

1 tsp black pepper



Brown ground beef with the onions in a large pot. Add the remaining ingredients and simmer for 2 hours, stirring frequently.



Serving suggestions:

*Spoon chili over cooked rice

*Sprinkle chili with shredded Cheddar cheese and serve with tortilla chips

*Bake a potato, split it and stuff with chili

Meadowbrook Board Notes

This winter and spring the Board has spent time with homeowners who have either planted African daisies in their front yard or have had them come up from seed which had blown in from somewhere else. Often the daisies are mixed with weeds creating a problem because homeowners are unwilling to risk trampling their daisies to remove the weeds. This creates an unsightly problem which lasts for months.

The Board and Architectural Review Committee have agreed that growing African daisies in your front yard is a violation of the CC&R's because it is changing the original landscape. While it is possible to change the original landscape of your home prior approval of the Architectural Committee is required. The Architectural Committee will not grant approval of African daisies or other annual wildflowers for the front yard. In the future these plants will be considered weeds and will be subject to the same removal as all other weeds. We suggest you enjoy wildflowers in your backyard. Please refer to CC&R Section 6.6 below for more details.

Section 6.6. Improvements and Alterations.

No improvements, alterations, repairs, excavations, landscaping (except for such planting and landscaping as is installed in accordance with the initial construction of buildings on a LOT or such planting or landscaping as is enclosed by a fence or wall or in area not maintained by the ASSOCIATION) or other work which in any way alters the exterior appearance of any property or the IMPROVEMENTS located thereon from its natural or improved state existing on the date such property was first conveyed in fee by DECLARANT to a PURCHASER, shall be made or done without the prior written approval of the ARCHITECTURAL COMMITTEE, except as otherwise expressly provided in this DECLARATION. No building, fence, wall, landscaping, residence or other structure shall be commenced, erected, maintained, improved, altered, made or done without the prior written approval of the ARCHITECTURAL COMMITTEE. No change or deviations in or from such plans and specifications once approved shall be made without the prior written approval of the ARCHITECTURAL COMMITTEE. The color for all buildings and trim, roofing material, fence or wall material must all match the original construction and all replacement or repainting must match be approved in advance by the ARCHITECTURAL COMMITTEE. All decisions of the ARCHITECTURAL COMMITTEE shall be final and no OWNER or other parties shall have recourse against the ARCHITECTURAL COMMITTEE for its refusal to approve any such plans and specifications or plot plan, including lawn area and landscaping.



Pool News

Bids for replacing the spa lighting were reviewed by the Board and Pool Committee, as well as bids for trimming the palm trees at the pool. The Board reported vandalism to the key card reader last month, which was not severe, but did require a new keypad be installed. Remember, pool hours are 5 am.-midnight daily.
