Board Meeting Highlights

Once again the Board wants to remind homeowners of the seriousness of violations. If you received a violation notice for having your trash container or recycle bin in your yard, instead of behind your fence, you were not alone. There were 234 notices sent to homeowners for this same violation. This is almost half of the homeowners in Meadowbrook. You may think this is a joke and plan to ignore it; but, you need to know the Board is very serious about enforcing this Article of the CCRS, which reads:

March Board Meeting



The next Regualar Board Meeting is scheduled for March 17, 2005 at 6:30 p.m. at the Fountains on La Cholla. The Annual Board Meeting is scheduled on April 28, 2005 at 6:00 p.m. at the Fountains. Following the Annual Board Meeting will be the Regular Board Meeting at 7:00 p.m. If you plan to come and have a specific concern please contact VPM prior to attending the meeting. Homeowners are encouraged to attend and get involved in their community!

Architectural Review Committee

Homeowners making any landscape or structural changes to the exterior of their home should fill out an Architectural Improvement Application and Review Form and submit it to VPM prior to beginning any project. Please make sure to include sketches or plans and as much detail as possible. Homeowners needing ARC forms should contact VPM or go to the Meadowbrook website http://meadowbrook85741.tripod. com. The ARC meets the 1st Tuesday of each month.

Violations

Since the last inspection 232 violation letters were sent out.
Please keep in mind that if a violation is not corrected in the given amount of time, it will be turned over to an attorney for further action with a minimum cost of $76.00 billed to the homeowner.

Crime Report
During the past month, no crimes were reported to Patty. Remember if you see a crime in progress call 911 immediately. To report a non-emergency crime, please contact the Sheriff's office at 741-4810. Following your report, please contact Patty at 293-5467 to include the crime in the next issue of the Meadowbrook News. If you have an Animal control issue contact Animal Control at 743-7550.
Please remember to keep all valuables and vehicles secure and out of sight!! We don't want to tempt anyone.

Recipe Corner

End of the Rainbow Cake

3/4 cup butter-flavored shortening
1 1/2 cups granulated sugar
2 eggs
2 teaspoons vanilla extract
1/4 teaspoon almond extract
2 1/3 cups all-purpose flour
3 teaspoons baking powder
1 teaspoon salt
Frosting of your choice
Gold foil-covered chocolate coins (optional)
Preheat oven to 350 degrees F. Grease and flour two 8-inch round baking pans.
In a mixing bowl, cream shortening and sugar until fluffy. Add the eggs, one at a time, beating well after each addition. Beat in extracts.
Combine flour, baking powder and salt; add to creamed mixture alternately with milk. Pour into prepared baking pans. Bake for 30 to 35 minutes or until a wooden pick inserted near the center comes out clean. Cool for 10 minutes before removing from pans to wire racks to cool completely.
Frost between layers and top and sides of cake. Decorate with chocolate coins if desired.

Board Meeting Highlights Continued from front...
CC&R Article 6.10 Trash Containers and Collection. No garbage or trash shall be placed or kept on any property except in covered containers of a type, size and style which are approved by the ARCHITECTURAL COMMITTEE. In no event shall such containers be maintained so as to be VISIBLE FROM NEIGHBORING PROPERTY except to make the same available for collection and then, only for the shortest time reasonably necessary to effect such collection. The BOARD shall have the right to require all OWNERS to place their garbage or trash containers at a specific location for collection or to require all OWNERS to subscribe to a trash collection service. All rubbish, trash and garbage shall be removed from the LOTS and shall not be allowed to accumulate thereon. No incinerators shall be kept or maintained on any LOT. No garbage or trash containers shall be kept or placed on any grass or other landscaped area.

The Board has been letting this issue slide while correcting some other violations. However, a homeowner has told the Board he will file suit against the HOA if the Board does not enforce this violation. If you receive three notices in a six month period you will be invited to attend a Board meeting. This is a violation which the Board will send to the attorney to enforce. The minimum cost for attorneys fees is $76.00. Any violation over the third will receive a notice informing the homeowner that the violation has been sent to the attorney. So let's all work together to keep our community as attractive as we can. This is something which costs nothing and takes only a few minutes a week to do.

Pool News

Pool season is just around the corner and the Meadowbrook pool is looking great for summer fun! Along with new BBQ pits, the pool resurfacing has been completed! Please remember to abide by all pool rules. Remember that any children under age 14 should be supervised by an adult at all times. There is no lifeguard on duty. Stay safe and follow the rules. Pool hours are 5 am.- midnight daily. (Editor's Correction: The Pool hours remain 5 a.m.-midnight, not 6 a.m.-10 p.m. as previously written.)
