Board Meeting Highlights
The Board wants to remind homeowners who submit bad checks that any NSF checks will be charged a $50.00 fee for returned checks! Please make sure that when you pay your dues or fines you are aware of this. Also, the Board wants to affirm the CCR's restriction on garage conversions. Any homeowner who has knowingly, or unknowingly, converted their garage into a living space or is using that space other than for vehicles is in violation of the Meadowbrook CCR's. These CCR's will continue to be enforced according to Section 8.4 in the Meadowbrook CCR's, which states "...No conversion of garages to living quarters or any other use which would prevent the parking of vehicles will be approved."

The next Board Meeting is scheduled on December 16, 2004 at 6:30 p.m. at the Fountains. If you plan to come and have a specific concern please contact VPM prior to attending the meeting. Homeowners are encouraged to attend and get involved in their community!

Architectural Review Committee
Homeowners making any structural changes to the exterior of their home should fill out an Architectural Improvement Application and Review Form and submit it to VPM prior to beginning any project. Please make sure to include sketches or plans and as much detail as possible. Homeowners needing ARC forms should contact VPM. The ARC meets the 1st Tuesday of each month.

VIOLATIONS
Since the last inspection 0 violation letters were sent out.
Please keep in mind that if a violation is not corrected in the given amount of time, it will be turned over to an attorney for further action with a minimum cost of $75.00 billed to the homeowner.
If you receive a violation letter, please resolve the issue prior to the third notice.
Note: Upon printing this months newsletter violation letters had not been sent out yet.

Crime Report
Since the last newsletter was printed, several crimes were reported to Patty. Patty is a Meadowbrook resident who volunteers to take these reports to keep our neighbors informed. The first crime occurred on October 28th. It was reported that Halloween decorations were stolen out of a yard. This happened between 6:30 and 7:30 in the evening. The next crime took place near the pool on Fieldbrook. A home owner noticed a woman peeking in her window so she called the police. Two women were in an 80's model hatchback with out-of-state plates. They were prowling in the afternoon on Thursday, November 11th. Also, a house on Sandbrook got tagged with graffiti. There was also a purse stolen from a woman's car parked in the garage on Firebrook. She went to take her luggage in the house, came back and the purse was gone. She reported the incident to the police. Finally, a recent vandalism occurred on Edenbrook in which someone's car window was smashed.
Remember if you see a crime in progress call 911 immediately. To report a non-emergency crime, please contact the Sheriff's office at 741-4810. Following your report, please contact Patty at 293-5467 to include the crime in the next issue of the Meadowbrook News.. If you have an Animal control issue contact Animal Control at 743-7550.
Please remember to keep all valuables and vehicles secure and out of sight!! We don't want to tempt anyone.

JOIN OUR NEIGHBORHOOD WATCH

The Neighborhood Watch is currently looking for an AREA LEADER. Some of the duties include: Coordinating activities of Block Captains and Block Leaders participating in the program Recruits neighborhood residents into the program Acts as a liaison with the police or sheriff's department and disseminates information communicated to them which may lead to the solution of the crime.

*Without an area leader, the Neighborhood Watch Program will discontinue.

RECIPE CORNER
CHOCOLATE CREAM BARS
COOKIE BASE****
* 2 pkgs. (18 oz. each) NESTLE TOLL HOUSE Refrigerated
Chocolate Chip Cookie Dough
FILLING*3 pkgs. (8 oz. each) cream cheese, softened
*1 cup granulated sugar
*2 large eggs
*1 teaspoon vanilla extract
*2 cups (12-oz. pkg.) NESTLE* TOLL HOUSE Semi-Sweet
Chocolate Morsels, melted
PREHEAT oven to 350* F. Grease 13 x 9-inch baking pan.
FOR COOKIE BASE: PRESS one package of refrigerated cookie dough on bottom of prepared baking pan.
FOR FILLING: BEAT cream cheese in large mixer bowl on high speed for 30 seconds. Beat in sugar, eggs and vanilla extract until smooth. Spread filling over cookie dough base. Cut second package of refrigerated cookie dough into 15 equal cookie slices. Place slices on top of filling. BAKE for 55 minutes or until golden brown. Cool completely in pan on wire rack. Refrigerate for at least 2 hours.
TO SERVE:
LET cheesecake stand at room temperature for 20 minutes before serving. Place each serving on a plate. Drizzle each serving with melted morsels.
* NOTE: Melt enough morsels to top each serving and store the rest.
Prep: 15 minutes; Bake: 55 minutes; Stand: 20 minutes; Refrigerate: 2 hours

SECTION 8.4 MEADOWBROOK CCR'S

Furthermore, Section 8.4 states that parking of vehicles on the streets of Meadowbrook is to be restricted and that each Lot has four (4) parking spaces: two in the garage and two on the driveway. It is for this reason that the conversion of garages is prohibited.

Homeowners are reminded to make sure any changes to their homes square footage and architecture meet approval of the CCR's and the ARC. Additionally, any vehicles parked on the streets are subject to fines by the sheriff's department.

Meadowbrook Annual Holiday Decorating Contest

Three homes will be selected at random by December 18, 2004 to each win $25 Home Depot Gift Certificates.

Winners will be announced in the January newsletter.

So get into the holiday spirit and show us your best holiday decorating skills!


POOL NEWS
It has been confirmed by the Board that the swimming pool will not be heated year round. This will keep HOA dues at $23/month. Therefore, as a reminder, the pool heat is turned off the weekend after Thanksgiving and is not turned back on again until March. Pool deck resurfacing will occur during the month of January or February for seven to ten days. During this time the entire pool area will be closed for use. Further information will follow.
