Annual Meeting Reminder
The Annual Board of Directors meeting will be held on Thursday April 22,
2004 at 7:00pm at the Fountains.  Please fill out and send in your proxy
form even if you are planning to attend.  By sending in your proxy you will
be entered in the annual prize drawing.
This meeting is held to nominate and vote on new board members.  The
financial status of Meadowbrook will be discussed as well as discussion on a
variety of issues.  It is important that all homeowners either attend or
send in their proxies. This is a great opportunity to take an active part in
the community.

No Spring Yard Sale
The board decided that by the time a community yard sale was put together
the temperatures might be too warm.  So Meadowbrook will not be having a
Community Yard Sale this Spring.  The board agreed that there will
definitely be a Fall Community Yard Sale.  The date will be announced as the
time approaches.
 
April Board Meeting
The next meeting for the Board of Directors is scheduled to take place on
Thursday April 22nd, 2004.  It will begin at 6:00pm at the Fountains.
All residents of Meadowbrook are welcome to attend the Board meetings.  If
you plan to come and have a specific concern, please contact VPM prior to
the meeting.

Violation Letters
After the last inspection, 219 violation letters sent to homeowners.
The Violation letters that were sent out ranged from weeds that need to be
pulled to fences that need to be painted or repaired.  There were also
violation letters for cars being parked in yards and inoperable vehicles
parked in front of homes.  Violation letters should be taken seriously and
homeowners who have received a violation letter should take care of the
issue as soon as possible.  If a homeowner feels the violation is unfair,
or does not agree with the violation issued, please contact VPM.  All
correspondence from homeowners is discussed at the monthly board meetings.  Homeowners are encouraged to attend the board meetings to resolve any issues that they might have.

Garage Door Violations
Of the violations sent out at the last inspection 50 were regarding the
color of garage doors.  The color of the garage door must MATCH the color of the home.  The reason that this has become such an issue lately is because
of the increasing amount of homeowners replacing their garage doors and
leaving them white.  While some homeowners feel that they are being singled
out or picked on this is simply not the case.  If a door does not match
the color of the home, the homeowner will receive a violation letter.  If
the homeowner does not comply after the second notice, the homeowner is then sent a third notice, and  invited to attend the monthly board meeting to
discuss the issue with the Board of Directors.  If the homeowner chooses not
to comply nor attend the Board meeting, the issue will then be turned over
to the attorney (homeowners are responsible for all expenses for the
attorney).  Vision Property Management cannot send any issue to the attorney
without a motion made by the Board of Directors.  Again, if you receive a
violation letter, please contact VPM immediately.
Pool News
The month of March was an exciting time for the pool.  Three teenagers
were arrested for possession of drugs.  The pool was vandalized several
times.  The pool had to be shut down for a day because some teenagers
(without going into too much detail) soiled the pool and vomited around
the pool area.  Parents, children 14 and under CANNOT be at the pool without a RESPONSIBLE adult 18 years or older.  The vandalism that happened at the pool during the month of March sparked some serious questions about what should be done at the pool area to ensure that it is an place for residents to be able to go with their families and have an enjoyable time.  Vandalism WILL NOT in any way be tolerated.  Residents, PLEASE DO NOT bring your pets to the pool.  This is not only against the pool rules but it is discourteous to your neighbors.  Please be conscientious of your neighbors.

Renovations at the Pool
As some homeowners have noticed, the tile in the showers at the pool is
coming off.  This is going to be replaced with stucco.  The ramada floors
are going to be painted as well to give a fresh look to the pool area.  A
lot of money is being spent to make the pool area beautiful and an enjoyable
place to swim.  Please report any misuse of the pool area immediately to
VPM.  If you see any one vandalizing the pool area you are encouraged to
contact the sheriffs department. Security will be increasing soon as summer
is approaching.  The board is taking every measure possible to make the pool
a safe and fun place to be.

Crime Report
Other than the issues at the pool, March seemed to be a quiet month. The
only crime reported to Patty was a homeowners mailbox was tampered with. 
Remember if you see a crime in progress call 911 immediately.  To report a
non-emergency crime, please contact the Sheriffs office at 741-4900.

in the next issue of the Meadowbrook News.

Tired of the potholes in our roads?
Vision Property Management has tried ceaselessly to have the county do
something about our roads.  Homeowners who have driven down Sandbrook and Edenbrook lately know that this issue has not been taken care of.  Vision
Property Mangagement suggested that if enough homeowners call and complain maybe something will be done to improve our roads.  Please call City Traffic and Maintenance at 791-3154 or homeowners can call 791-4911 for information.
 
Pool Rule Reminders
No one is to be allowed in without a key - NO EXCEPTIONS.  Pool Rule # 2:  The pool gates must be closed and locked at all times.  Entry to the pool
area must be through the gates only.  Keys must be the official Meadowbrook keys.  Keys must not be duplicated.  Keys must not be loaned out.  Members agree to show their key, if asked.

Roller blading or skateboarding is NOT allowed in the pool area.  Pool Rule
# 5:  No PETS, BICYCLES, ROLLER SKATES, or SKATEBOARDS are allowed in the
pool area.

Homeowners making any structural changes to the exterior of their home
should fill out an Architectural Improvement Application and Review Form and submit it to Vision Property Management prior to beginning any project. 
Please make sure to include sketches or plans and as much detail as
possible.  The ARC meets on the 1st Tuesday of every month.
