June Board MeetingThe next meeting for the Board of Directors is scheduled to take place on
Thursday
June 24th, 2004. It will begin at 7:00pm at the Fountains.
All residents of Meadowbrook are welcome to attend the
Board meetings. If
you plan to come and have a specific concern, please contact VPM prior to
the meeting.
Officer
ElectionsOfficers for the upcoming year were elected by the Board of Directors at the
May Board Meeting.
Tom
Licht was elected as the President of the Board of Directors. Cliff
duBois was elected as the Vice President and
Julee Pratt was elected as the
Secretary. Bob Becker is the Treasurer. The members at large are currently
Melanie Bright and Darlene Brackett. As stated above, there is one open
position on the board for anyone interested.
Paint
ColorsHomeowners who need to paint their garage doors or paint the entire home can go to Home Depot on Costco
Drive or Dunn Edwards at 4035 N Oracle Road to get paint. Let them know you need the "Meadowbrook Colors". Complete
list of "old" home and "new" home colors can also be found on the Meadowbrook website.

Homeowners who wish to change the color of their
home from the original
color must submit an ARC form. Please note that colors can not match either
adjacent
neighbor's dwelling.
Violation LettersAfter the last inspection, 189 violation letters were sent
to homeowners. If
you have received a violation letter, please respond promptly. Violation
letters are sent
to homeowners who do not comply with the CCRs. The CCRs can be found at the Meadowbrook website. If you have any questions,
please
contact VPM or attend the monthly board meeting. Please help maintain the
value of the community by keeping
homes violation free!
Architectural Review CommitteeHomeowners making any structural changes to
the exterior of their home
should fill out an Architectural Improvement Application and Review Form and submit it to Vision
Property Management prior to beginning any project.
Please make sure to include sketches or plans and as much detail
as
possible. Homeowners needing ARC forms should contact VPM.
The ARC meets on the 1st Tuesday of every month.
White
Garage DoorsOver 50 of the violation letters sent to homeowners after the last
inspection were regarding
white garage doors, or garage doors that need to
be repainted. Some homeowners have expressed that they prefer a
white
garage door. However, white garage doors are in violation of the CC&Rs. It
is the Board of Directors'
responsibility to enforce the CC&Rs and can not
issue a waiver to one or one hundred residents. All residents
who are in
violation receive three letters and an invitation to a board meeting. If
the issue is not resolved
in this time the board recommends that the
violation problem be sent to our attorney for enforcement. This results
in
costs to the homeowner. These costs start at $75.00 and could end in a
judgment costing much more.
For those who prefer the white garage door, or
who refuse to paint their garage doors, the Board STRONGLY suggests that
you comply with the CC&Rs, as you agreed to do when you purchased your home, in order to avoid these expenses.
Crime
ReportDuring the month of May, no crimes were reported to Patty.
Remember if you see a crime in progress call
911 immediately. To report a
non-emergency crime, please contact the Sheriff's office at 741-4900.
Following
your report, please contact Patty at 293-5467 to include the crime
in the next issue of the Meadowbrook News.
Pool
NewsDue to the increase of misuse and vandalism at the pool, the Board has hired
a pool monitor to be at
the pool periodically. She is NOT a Lifeguard. She
will be there to ensure that no one without a key is entering
and to make
sure that the pool is not being abused in anyway.
Neighborhood WatchThe Neighborhood
Watch is currently looking for an AREA LEADER. Some of the duties include:
*Coordinating activities of Block Captains
and Block Leaders participating
in the program
*Recruits neighborhood residents into the program
*Acts as a liaison
with the police or sheriffs department and disseminates
information communicated to them which may lead to the solution
of a crime.
*Without an Area Leader the Neighborhood Watch Program will discontinue.*
